There's Something About Paramount Bay
From the Big Screen to Big Time Real Estate, Paramount Bay is Becomming the Latest Buzz in Real Estate
05/03/2005

By Alejandra Rocha

Royal Palm Communities is foraying into the chic cosmopolitan neighborhood of 'Mary's House' - the boisterous place where a large part of the film There's Something About Mary was filmed. The hype surrounding the majestic Paramount Bay is becoming a buzz of new proportions because of its convenient location and accessibility to world-class amenities.

Along Bayshore Drive adjacent to sparkling Biscayne Bay, Paramount Bay is in the emerging Miami Arts District. its urban location puts residents close to the new performing arts center, museums and trendy shops. Also, the Design District with its art galleries and design studios is but a few minutes away and downtown diversions include the American Airlines Arena, the Brickell Financial District, and the bustling Miami River.

RPC President & CEO Daniel Kodsi recognized the potential for the area last year when he purchased the site, and is extending the signature Paramount lifestyle to consumers in a new setting. -Miami's urban centers are undergoing dramatic cultural revivals. Similarly Paramount represents a generation of living where sophistication. style and affluence converge," says Kodsi. 'Paramount Bay was the natural next step in making a statement about what living well in Miami means.'

Paramount Bay will flaunt standard Paramount brand accoutrements including overly generous floor plans, some with flow-through layouts and private elevator access, the latest technology including in -residence, wireless touchpad concierge, and access to the exclusive Paramount Club, which extends residents' life of affluence to other participating Paramount properties.

Also among the upscale offerings are a 6,000-square-foot health spa and state-of-the-art fitness center with sauna and steam rooms; a bay view pool deck housing an infinity-edge pool and sunset swimming pool; outdoor living rooms and cabanas. Additionally the Paramount Club will feature a billiard table, plasma TV, full-kitchen and bar facilities and comprehensive audio-visual system that streams out onto pool decks. The ground-floor will house 24-hour valet and concierge, while on-call "techcierge" representatives can configure homeowners' personal concierge panels and tend to any technology needs. The interiors of each residence will be elegantly outfitted with 10-foot ceilings and stunning views of Biscayne Bay.

The interior of each unit has an elegant outfitting that runs the gamut from 10-foot ceilings and floor-through views of Biscayne Bay. "Our residences are designed to look and feel like buyers live in a penthouse. Even the smallest of floor plans are anything but, each is overly spacious and regally appointed adds Kodsi.

The 'Mary House,' where Cameron Diaz and Ben Stiller consummated their deranged love, will serve as the sales center. The building will later be converted into a restaurant. Directly adjacent to the property will be Edgewater Square, an expansive, European-style pedestrian plaza on the water that will house five-star cuisine, outdoor cafes, and daily conveniences such as a neighborhood market. Paramount Bay is truly a modern domain built for those with a passion for luxury, art and culture. Prices range from $600,000 to $2 million offering 47 stories of one-, two -and three-bedroom units. Construction is scheduled to begin the third quarter of 2005; complelion is planned for the fourth quarter of 2007. This mixed-urban complex definitely satiates a desire for lush living and ultimate convenience in a beautiful, natural Florida setting with a Hollywood connection.

Images of Prismatic Glamour at Arquitectonica's Paramount Bay

By John O'Connor

Arquitectonica, the firm responsible for the design of the 47-story Paramount Bay for Royal Palm Communities, is consistent in their 'think outside the box' mentality. Their work in Miami, specifically, alludes to our special location and culture. The iconic profiles of their recent structures here seem to look toward the tropical aspects of Miami for inspiration.

Bentley Bay, completed in 2004 is a stunning sight. It's staggered balconies work overtime for dramatic effect, appearing like 3 sails billowing in the breeze over Miami Beach. Blue, their 330-unit minimalist sculpture takes that sail motif a bit further with the entire building curving to take full advantage of stunning bay views. Blue, due to be completed later this year, also acts as a clear, tropical blue mile marker for the entry into Miami's new Uptown neighborhood. Next on the roster is Paramount Bay. Located directly on Biscayne Bay, this 350-residence tower continues and extends Arquitectonica's curvilinear experiments. On the Bayshore Drive or east side of the building, there are two four-story pavilions, due to house retail according to Nick Wigoda, project manager at RPC for Paramount Bay. "Edgewater Square will be home to an upscale restaurant, cafe and gourmet market, said Wigoda. "We really hope to make Edgewater Square a destination for the entire Edgewater neighborhood. We are the only waterfront mixed-use project in Edgewater." These retail spaces flank a unique aspect of the project, one Bernardo Fort-Brescia, principal and co-founder of Arquitectonica is proud of. Old and new will be juxtaposed at Paramount Bay," said Brescia. "The 47-story project will embody a sleek profile in the modern Miami skyline, while a historic house that currently sits onsite and was used in the movie There's Something About Mary, will remain."

The development team says the early 20th century building will not only remain, but that plans are under way for its renovation into a unique restaurant venue. Sitting on 2.7 acres, the crescent shaped tower rises straight up to the 37-story level. At that point, the floor plates are gradually stepped back to the penthouse level. This particular feature, which gives the entire structure an unexpected dynamism, has the added bonus of providing end units on these floors with 2.000 square foot roof terraces. The private elevator design allows the building to remain thin; hence all units are floor-through, with at least two exposures. Corner units are exposed on three sides for tremendous wraparound views. According to Wigoda, "We have included 10 elevators in the tower. Each and every residence gets a high-speed private elevator and the 2 bedroom with den and 3 bedroom with den units get two private elevators." Thin, floor-through, or as they are now called, flow-through designs were popular in the "catwalk" buildings of the 50s and early 60s, but in the minds of many developers, central air abolished the need for breeze and many residential buildings were then built as massive blocks with exposures only on one side. Paramount Bay seems to fly in the face of convention, which says building lower, more massive structures is cheaper. Arquitectonica and Royal Palm seem to be saying just the opposite with this design. Leave luxurious amounts of open space, build tall, thin and let the breeze flow through. This may be a more expensive solution, but the end result is a far more desirable building... and helps create a more dynamic city.

At the tall end of the structure, which is closest to Biscayne Bay, the architects have alternated terraces every other floor at a 45-degree angle, enhancing the building's prismatic effect. All exterior walls facing east and south are 10-foot high floor-to-ceiling glass, offering unobstructed views of Biscayne Bay, and on higher floors, ocean views. On the southern end of the building, every fifth floor balcony juts out an additional few feet. This design decision was has given the building's profile a rhythm not often found in high-rise structures. Units at Paramount Bay range in size from 1,272 square feet for a 1 bedroom plus den unit to 2,349 square feet for a penthouse unit. Prices currently are listed at $600,000 to over $2,000,000.

News Paramount Bay Receives Approval to Join Miami Arts District May-June 2005

Miami Skyline Magazine

The hype surrounding sophisticated urban living in Miami's Arts District is about to become a buzz of new proportions now that Royal Palm Communities is foraying into this newly cosmopolitan neighborhood with a Paramount property. Paramount Bay, a 350-residence mixed-use urban complex will occupy almost three acres at 2066 North Bayshore Drive, just off Biscayne Blvd. The $250 million project was approved unanimously by the urban planning board to comprise 47 stories of luxury living with a choice of one, two and three bedrooms, many with extra dens, priced discriminately from $600,000 to over $2 million. Sales began in March; construction is scheduled to begin the third quarter of 2005. Completion is planned for the fourth quarter of 2007.

RPC President & CEO Daniel Kodsi recognized the potential for the area last year when he purchased the site, and is extending the signature Paramount lifestyle to consumers in a new setting.

The Paramount Bay site is home to the infamous Mary House from the film "There's Something About Mary," which will serve as the projects sales center. The building will be converted into a restaurant. Directly adjacent to the property will be Edgewater Square, an expansive, European-inspired pedestrian plaza on the water that will house five-star cuisine, outdoor cafes, and daily conveniences such as a neighborhood market. Within blocks is the much-anticipated Performing Arts Center, museums, trendy shops and art galleries.

Also among the upscale offerings are a 6,000-square-foot health spa and state-of-the-art fitness center with sauna and steam rooms, a bayview pool deck housing an infinity-edge pool and sunset swimming pool, outdoor living rooms and cabanas. The Paramount Club will feature a billiard table. plasma TV, full-kitchen and bar facilities, and comprehensive audio/visual system that streams out onto pool decks. On the rooftop will be a 2,000 square-foot terrace, and the ground-floor will house 24-hour valet, concierge and "Techcierge" services. The latter is an on site representative that tends to homeowner's concierge panel needs and trouble-shoots any computer mishaps, from configuring to changing personal preferences.

Arquitectonica's contemporary styling is met with elegant interior outfitting that runs the gamut from 10-foot ceilings and unobstructed, floor-through views of Biscayne Bay from every residence, to designer kitchens featuring Wolf and Sub Zero stainless steel appliances.

Paramount, which comprises a premier collection of high-end, strategically located properties around the US, is the luxury high-rise division of Royal Palm Communities. The Boca Raton-based real estate company established by second¬generation developer Daniel Kodsi boasts a three quarters of a billion-dollar portfolio with mixed-use projects, residential high-rises, rental communities and single-family homes totaling 3,000 units built throughout Florida. An additional 2,000 units are planned or under construction, with Paramount being a primary focus.

Royal Palm Communities Continues to Grow to New Heights
Spring-Summer 2005

Paramount Style
Daniel Kodsi, President and CEO of Royal Palm Communities (RPC), commands enormous clout, and respects, within the real estate industry. The second-generation developer was raised in the condominium development business and has built a solid reputation among his peers. At the helm of RPC, Kodsi has strategically positioned the company as a dominant player and led the firm to reach paramount heights in merely a decade and a half.

RPC is capitalizing on the shift toward urban, luxury high-rise condominiums in major upscale metropolitan areas throughout Florida and elsewhere, with a concept called 'Paramount'. Each Paramount condo property in this new brand bears signature attributes that are synergistic and give homeowners the assurance they are buying into a lifestyle that goes above and beyond what they expect from the traditional condominium living experience. In Miami, the Paramount brand includes Paramount Beach, Paramount Bay and Paramount Park. The fourth Paramount project is a condo-hotel planned for the Las Vegas Strip. These additional 2,000 Paramount units represent an added market value of $1 billion to RPC's cache and are poised to meet the ever-changing demands of homebuyers by offering the highest-quality living experiences.

'With Paramount a critical focus, RPC will maintain its stature as a different kind of development company,' Kodsi adds, 'Regal living spaces and spacious residences are the standard Paramount accoutrement that will redefining the high-rise experience for decades to come. Our vision is to create developments and designs tailored for the sophisticated cosmopolitan lifestyles of today and tomorrow.'

Paramount Bay Adds Urban Sizzle to the Hottest City in the South

Paramount Style

Paramount Bay is also orbited by Miami's other hip neighborhoods. The Design District, coined the American Mecca of furniture design is due North. Downtown diversions such as the Brickell financial district and the bustling Miami River are located in the other direction. The electricity of South Beach, tempered by the style and grace of Coral Gables and Coconut Grove are all easily accessible. Paramount, itself, is adding to the area's eclectic offerings with the inclusion of Edgewater Square. The adjacent, expansive courtyard, residing on Biscayne Bay is fashioned in the style of a traditional European plaza and provides direct access to a waterfront promenade as well as five star cuisine, outdoor cafes, a gourmet market and neighborhood grocery. The once clearly defined line between living, working and playing is becoming increasingly blurred.

PARAMOUNT BAY, LUXURIOUS, NEW MIXED-USE DEVELOPMENT TO BREAK GROUND IN MIAMI ON MARCH 30TH
Boca Raton, FL, April 5 – Paramount Bay, a brand-new, luxury mixed-use development to be located at 2066 North Bayshore Drive in Miami, the initial Miami property to be developed by Boca Raton-based Royal Palm Communities (RPC Holdings), has officially broken ground and begun construction it was announced by Dan Kodsi, CEO of RPC Holdings.
Paramount Bay is part of the “Paramount” brand of fine lifestyle destinations being built by RPC Holdings in Florida and across the entire U.S. The 2.7 acre project will feature residences costing from $800,000 to $6 million. Paramount has quickly come to define a standard that is chic and sophisticated, yet retains an air of distinction and privilege. Thus, those who purchase residences at Paramount Bay become part of a new generation of luxury, complimented by a host of unique, but universally standard amenities, features, and services.
“We are very excited to be moving forward with construction underway here at Paramount Bay at the center of Miami’s cosmopolitan landscape,” remarked Daniel Kodsi, CEO of RPC Holdings. “This is an example of our taking a leadership role among South Florida developers in that we are pressing forward with this project according to schedule and on budget.”
Located along Bayshore Drive adjacent to sparkling Biscayne Bay, Paramount Bay is in the heart of the emerging Miami Arts District. Its urban location puts residents in close proximity to the new performing arts center, museums, trendy shops and tantalizing restaurants.
Paramount Bay is also orbited by the city’s hippest neighborhoods. The Design District with its art galleries and design studios is but a few minutes away. Downtown diversions such as American Airlines Arena, Brickell Financial District and the bustling Miami River are even closer. Just across the bridge is the electric energy of South Beach, tempered by the style and grace of Coral Gables and Coconut Grove, in the other direction.
A modern domain built for those with a passion for luxury, art and culture, Paramount Bay fills Miami’s need for true cosmopolitan living. The mixed-use complex with sleek contemporary styling by Arquitectonica satiates a desire for lush living and ultimate convenience in a beautiful, natural Florida setting.
The 346-residence, 47 story tower will offer flow-through panoramic views in addition to over-the-top detailing such as designer kitchens, ten-foot ceilings, and an in-residence, wireless concierge panel that remotely accesses all of the building’s amenities and services. Edgewater Square, an adjacent, expansive courtyard on the bay, fashioned in the style of a traditional European plaza, provides direct access to the waterfront promenade and daily conveniences such as five star cuisine, outdoor cafes, a gourmet market and neighborhood market.

Paramount Bay, arguably the most anticipated residential tower in the Biscayne Corridor of Miami, is now under construction. Developed by RPC Holdings under the “Paramount” ultra luxury “flag,” CEO Dan Kodsi went on record saying “Paramount Bay will set a new standard for luxury living in Miami. Luxury and style once thought to be exclusive to the South Beach area has now taken root in what we consider to be one of the most exciting areas in Miami.” With prices ranging from $800,000 - $6 million, Paramount Bay has 346 residences in 47 stories and consistently is out-selling all competition in the Biscayne area. Now with pre-construction pricing available, it is expected that the project will catapult into a “class” of its own.

Located on Biscayne Bay, Paramount Bay is in the heart of the emerging Miami Arts District and walking distance from parks, new dining experiences and the world-renowned Miami Performing Arts Center.
